Any competent real estate agent can process your listing in a multiple listing database, put a sign up, run some ads in the local paper, and prepare color brochures for display on the property. As your dedicated broker, I will do more than that. I will also add some enhancements and alternative strategies that I will implement in a multi-faceted marketing campaign. The brochures will be printed on high-quality paper and will be placed in a display stand inside the property. These will serve as permanent promotion materials that viewing prospects and agents will surely remember.

Due to the tremendous surge in the efficiency and wealth of information that the internet provides, print advertising is producing fewer and fewer leads each year. According to the National Association of Realtors, more than 82% of buyers shop online before calling an agent.

Despite this, my comprehensive campaign includes periodic print advertising with color photo ads in the Ventura section of Homes of Distinction in the Ventura County Star. Having print advertisement ensures that even those who don’t want to use the internet can find your property.

For every property, I can upload up to 25 photos on most of the sites, and I will update information promptly when changes occur. I also promote my personal site on all of the printed material that I send out, whether it’s newsletters, direct mail, business cards, postcards, or calendars. This ensures maximum reach for your listing and increased engagement.

The internet is where more than 80% of buyers are shopping these days. More than 77% of those prospects are utilizing as their resource of choice.

I have amplified my presence on as a featured agent. This allows me to place up to 25 photos of your property on the site, have a scrolling banner ad, and get a higher placement on the list of search results. I also have a business page on Facebook where I can showcase your property and have regular posts on homeowner tips to drive more traffic.

Once your property is ready, I’ll arrange for a virtual tour to be produced by Ojai Real Estate Imaging. These film clips can be downloaded from my site as well as the others mentioned, allowing busy executives and entrepreneurs to preview homes at their convenience. The video tours are also important links to a rich resource of prospects.

When you receive a sales agreement from a selling agent, I will advise you of all of the technical, legal, and practical ramifications of the provisions contained therein. By utilizing my knowledge from decades of experience and thousands of transactions, I will make sure that you are thoroughly informed. If appropriate, I will prepare and deliver a counteroffer to the selling agent to bring the negotiations to completion.

I will supervise and/or arrange access for all inspections, including pest control, physical, and geological evaluations. In addition, I will assist you in the preparation of the specific disclosure statements, such as the seller’s transfer disclosure, environmental hazard and earthquake safety booklets, and water heater bracing/smoke detector compliance disclosures.

As your listing agent, I will attend to the many other matters needed during the escrow period. These include arranging for the home warranty policy, zone disclosure reports, buyer’s final inspection, and preliminary title policy. I will also be interfacing with cooperating agents. Most importantly, I will make sure that you receive your net proceeds check and settlement statement at the close of escrow.
